KD52 Community Development District No. 1
KD52 Community Development District No. 1 is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on February 27, 2025 by the Board of County Commissioners of Pasco County, Ordinance No. 25-13, as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
KD52 CDD No. 1 is located entirely within Pasco County, Florida and covers approximately 441.984 acres of land. The site is generally located north of State Road 52 and west of Interstate 75.
The services provided by the District are described in Chapter 190, Florida Statutes.

KD52 Community Development District No. 1 is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on February 27, 2025 by the Board of County Commissioners of Pasco County, Ordinance No. 25-13, as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The District may exercise the general powers provided in Section 190.011 , Florida Statutes. The District may also exercise the special powers set forth in Sections 190.012(1), (3) and (4) as well as the special powers for security services and facilities, pursuant to Section 190.012(2)(a) and (d), Florida Statutes. The powers and functions of the District do not replace, diminish, or obviate the applicability of any County ordinance to the property and the development of the said property, currently within the District, as described in Exhibit 2 of the Petition, and as the said District might be expanded or contracted.
